The Prado Road Business Park is set to provide more space for new and existing businesses to thrive in San Luis Obispo.
The Business Park received its final approval from the Architectural Review Committee on Monday, which means it will be the newest fully entitled commercial development in San Luis Obispo. The location and size of the project is perfect for businesses who want to stay connected, but may need to travel frequently. The 20-acre project is located in a newly annexed portion of the city and is the first proposed development in the area. It consists of seven 22,000 square-foot buildings being offered for sale or lease, according to Lee & Associates Commercial Real Estate Services, which ranks No. 2 as California's top real estate brokerages by California Real Estate Journal. Although the pricing has not yet been established, it will be dependent upon the particular use and build out needs of the client, said Marty Indvik, principal/agent for Lee & Associates.
The Business Park zoning avails itself to uses ranging from administrative offices, medical applications and light manufacturing. The buildings will be designed to accommodate suites from 1,500 to 22,000 square feet, and it will be well located near the Highway 101 Prado interchanges. Warren Hamrick, principle of Hamrick Associates Inc. is the architect, according to Indvik. Hamrick Associates Inc, based in Shell Beach, is the architectural firm that designed the Village Marketplace on the corner of Broad and Orcutt streets in San Luis Obispo.
